Pool Waive Form Due June 9, 2008

Send in your Pool Waiver Form to get into the pool this summer! All pool keys will be de-activated on June 9, 2008 unless this office has a completed Consent and Acknowledgement on file including the pool key number. PS Property currently has 204 fully executed agreements. There are another 45 waivers that have been completed, but do not have a pool key number. The Consent and Acknowledgement is located on the HOA website. If you have a question if you included your pool key number on your Consent and Acknowledgement can send all inquiries to rick@psprop.net. You can fax the completed from to 251-3470.

Parking/Vehicle Abatement Issues, February 21, 2007

The mission of the Round Rock Police Department is to work with the community to provide the best public safety service possible and to promote a high quality of life. First and foremost, our goal is to make the City of Round Rock a great place to live. In order to accomplish this goal we must address both crime and quality of life issues in the most proactive manner possible while still taking into consideration the impact we make while doing so. Often crime and quality of life issues are linked in one way or another.

The Round Rock Police Department is providing this letter in an effort to make all of our communities aware of the laws and City Ordinances that pertain to neighborhood parking issues and vehicle abatements. The Police Department enforces these laws and ordinances in order to enhance our public safety and the high quality of life that all of us expect while living in Round Rock. We ask that you please take the time to review the information contained in this letter and hope it will clarify the laws and ordinances relating to parking vehicles in our neighborhoods and ask for your voluntary compliance in following these regulations.

Vehicle Registration: In order for any vehicle to be operated on a public street or roadway it must have a current motor vehicle inspection and a current registration. The definition of vehicle operation includes: parking, stopping, or standing a vehicle.

Abandoned Vehicles: Texas state law states that a vehicle over five-years of age and does not have a current motor vehicle inspection and a valid registration can be considered as abandoned if left on any public roadway for over forty-eight hours. These vehicles are subject to being legally removed by a peace officer.

Parking of Vehicles: The Texas Transportation Code states that an operator who stops or parks on a two-way roadway shall do so with the right-hand wheels of the vehicle parallel to and within 18 inches of the right-hand curb of the roadway. In simple terms you must park with the right side of your vehicle facing the right side of the roadway.

(Note :) Vehicles parked facing traffic can create a hazard because the operator has to drive across into an oncoming traffic lane to park illegally and again to move back into the proper lane. This also limits visibility for both the driver of the parked vehicle and those driving down the roadway to pay attention to vehicle potentially entering the roadway from the wrong side and in the wrong direction.

Additionally, there are numerous other parking violations that affect the safe and orderly flow of traffic. These violations include, but are not limited to;

1. Parked within an intersection
2. Parked on or in a sidewalk
3. Parked within 30 feet of a traffic control device (Example: Stop Sign, Traffic Control Light, Yield Sign, etc.)
4. Parked within 20 feet of a crosswalk (at an intersection)
5. Parked within 15 feet of a fire hydrant
6. Parked in a fire lane
7. Parked on a city right-of-way/drainage ditch
8. Parked in front of a public or private driveway
9. Parked within 50 feet of a railroad crossing
10. Parked a vehicle longer than 20 feet on a residential street (Example: Large vehicles, trailers, and/or a combination of both which are longer than 20 feet)
11. Parked a vehicle over 17,500 lbs. gross vehicle weight on a residential street.

Abandoned/Junked Vehicle: In addition to vehicles parked on public streets, the Round Rock City Ordinance prohibits "junked vehicles" from remaining on private property, if it is visible to the public. A junked vehicle is defined as a motor vehicle that is self-propelled and:

(a) does not have lawfully attached to it:
(I) an unexpired license plate; or
(II) a valid motor vehicle inspection certificate; and

(b) is:
(I) Wrecked, dismantled or partially dismantled or discarded; or
(II) Inoperable and has remained inoperable for more than:
(A) 72 consecutive hours if on public property; or
(B) 30 consecutive days if on public property.

A junked vehicle does not include:
1. A vehicle that is completely enclosed within a building where it is not visible from the street or other public or private property. It does not include
2. A vehicle stored on the private property of a licensed vehicle dealer or junkyard.
3. An antique or special interest vehicle as long as that vehicle is stored in a manner that is not a health hazard and is screened from public view by a fence, trees, shrubbery or other appropriate means.

(Note :) Car covers do not protect junked vehicles. The vehicle must be completely enclosed in a building. Car covers do not protect antique or special interest vehicles. It is not "screened from public view" and our Court has determined that car covers are not an "other appropriate means" of screening antique vehicles.

Other Items left in the Roadway (Trailers, campers, boat trailers, etc.): These are not included in the junked vehicle ordinance since they are not a motor vehicle; instead they are covered under separate ordinances regarding items left on public roadways. This also includes basketball goals and skateboard ramps left on public roadways. Additionally items such as appliances, debris, and other items stored on private property and in public view are in violation of the City Ordinance.

The goal of the Round Rock Police Department is to work with the community to promote and enhance public safety and maintain a high quality of life in every neighborhood within our community. By achieving our goal of compliance in these areas the image of the community will improve and citizens will take pride in their neighborhoods.

Peanut Butter Recall, Feb. 14, 2007

Peter Pan has recalled all Peanut Butter jars with product codes starting with 2111.

Peter Pan Peanut Butter and Great Value Peanut Butter Products Beginning with Product Code 2111 Recalled for Possible Salmonella Contamination

OMAHA, Neb.--(BUSINESS WIRE)--Feb. 14, 2007--ConAgra Foods today announced that it has taken the precautionary measure of voluntarily recalling all varieties of Peter Pan Peanut Butter and Great Value Peanut Butter beginning with product code 2111 imprinted on the lid of both brands. ConAgra Foods is working with the U.S. Food and Drug Administration (FDA) to investigate a statistical report from the U.S. Centers for Disease Control and Prevention (CDC) that these products may be linked to the food borne illness salmonella.

While this affects Great Value Peanut Butter beginning with product code 2111, there are other manufacturers of Great Value Peanut Butter that are not affected by this recall.

"Although none of our extensive product tests have indicated the presence of salmonella, we are taking this precautionary measure because consumer health and safety is our top priority," said Chris Kircher, spokesperson for ConAgra Foods. "We are working closely with the FDA to better understand its concerns, and we will take whatever additional measures are needed to ensure the safety, quality and wholesomeness of our products."

If consumers have this product, they should discard it, but save the product lid. For a full refund, consumers must return the Peter Pan Peanut Butter or Great Value Peanut Butter product lid along with their name and mailing address to ConAgra Foods, P.O. Box 3768, Omaha, NE 68103.

Detailed Status of HOA Assessment Coupons, Jan. 13th, 2007

The 2007 assessments have been finalized and coupon books are now on their way to you. Late fees will not be charged this month. You should receive your coupon book by next Friday, January 19.

The new monthly amount is $28.93 (up $1.38). The increase is due to increased costs to the association. More detail will be provided at the annual meeting, whose date has not yet been set.
