Covenant Summary

Round Rock Ranch Restrictive Covenant Summary 

The following summarizes the most commonly referenced items from our covenant. This summary does not replace or supercede the original covenant documentation. In the event of a discrepancy, the original covenant documentation is the governing reference.



Any new or altered building, fence, wall, or other structure needs written approval by at least:

Section 1: one (1) member

Section 2: two (2) members


of the Architectural Control committee.


Article Three Exterior Maintenance

If an owner does not maintain the premises in a neat and orderly manner, the Homeowners Association can hire someone to repair, maintain, and restore the Lot and exterior of the buildings and any other improvements erected thereon, at the expense of the owner.



No noxious or offensive activity shall be carried on upon any Lot, nor shall anything be thereon which may become an annoyance or nuisance to the neighborhood.




    • structure of a temporary character,

    • trailer,
    • derelict, junk, or motor vehicle without a current license tag, or any
    • tent,
    • shack, barn, or other outbuilding which exceeds:
    • 6 feet in height
    • 8 feet in width
    • 10 feet in length

shall be permitted to remain on any lot at any time.



No signs of any character shall be allowed on any lot, except a sign of not more than five feet square advertising the property for sale or rent.



No garbage or waste shall be kept except in sanitary containers. All trash cans shall be kept in a clean and sanitary condition

Sight Distance at Intersections:

No hedges or shrubs above three feet on street corners. Trees which block the street intersection sightlines are not permitted.

  • No animals, livestock, or poultry of any kind shall be raised, bred, or kept on any Lot
  • except that dogs, cats, or other household pets may be kept, provided they are not kept, bred, or maintained for any commercial purpose, and provided that
  • never more than three (3) mature animals are kept on one lot at any one time.

Trucks, Buses and Trailers. No

shall be parked in the street, on the driveway, or on any portion of the Lot so as to be visible from the street or any adjoining Lot.

  • No unsightly storage shall be permitted on any lot.
  • No boat, trucks, or unsightly vehicles shall be stored for the purpose of repair on any Lot, except in enclosed garages or storage facilities protected from the view of the public and other residences.

The owner shall keep grass, weeds and vegetation in a neat and attractive condition.

The covenant may be amended with

  • Section 1: 80%
  • Section 2: 90%

of the signatures of the Lot Owners of the subdivision.

No amendment shall be effective until recorded in the Records of Williamson County, Texas.
