Local Schools

1. Is there anyone on the board of management company keeping their eye on what RRISD is doing with the 5th High School across from our subdivision?

A. I believe we've had e-mail from time to time from the Communication Committee, but anyone is welcome to volunteer and help us on this matter.

2. Can we get a better lighting for RRRanch Blvd and Apache Trail.

A. this was answered at the meeting, this is not possible since the area outside the fence of our neighbors belong to the city and not the association. There may be a change now that the trees will be trimmed to 11 feet but anything other than that needs to come from the City of Round Rock

3. Can we get nicer landscaping maybe nicer flowers at the front entrance?

A. there are many project on the works to make RRR more attractive. You may want to contact a member of the landscaping committee for details and we welcome any volunteers that would like to help on this task. Contact information for the Landscape committee can be found on the web site.

4. The enclave belongs to the PUD (Public Utility District) so residents of Enclave ought to raise funds to fix the fence along Gattis School Road. This is their responsibility. The Enclave is separate from RRRHOA phase I and II eventhough they pay assessments to use the amenities. The Apache Fence is our responsibility.

A. Well, you almost answer your question, but let me try to add a little. The enclave does pay to use the ammenities but the same budget pays for the tree trimming, landscape, water, etc. that is used outside the enclave. They have 2 associations they pay dues to and their assessments are around double of what the rest of the association pays. Their appearance takes a direct impact on ours because of our closeness. They are our neighbors. I'm sure we could think of more reasons but you get the point.

Also, the Enclave is a "PUD", however, it is still a part of Round Rock Ranch. The perimeter fence along Gattis School Road is the the southern perimeter fence for RRR as much as the fence along Apache or along Forrest Creek are a part of RRR.

5. We moved into our home on 10/31/07 and still have not received our pool pass key. We were rold it would have been mailed to use 2 weeks after we'd moved in. When can we expect to receive it.

6. please comment on the property management transition, did not seem to go very smoothly e.g. some having to ask for refunds from RealManage, timeliness issues, etc.

A. unfortunately PS Properties was not entirely responsible for the transition, we had to rely on RealManage to provide the information to them, and even the board had to get involved in the requestion of documents because they wouldn't turn the information over to PS Properties as requested. I personally had to call RealManage several times to request information, funds, etc to get the information, sometimes I had to request it several times.

I would like to add that PS Properties started working on our account from the time they knew they were awarded the contract, even the 2008 budget was presented and approved before the 1st of December, which tells us that they spend a few days researching our finances and getting information to prepare the budget before we started paying them, and all this while RealManage would return their calls. That is a sign that they are doing everything they can to help the association.

7. on the Enclave fence, why not have only sound proof wall on gattis road, turn all other fence into green zone. plant with plants and grass, that way it won't look like a prison? the gates are open all the time, plus Round Rock is the 8th safest city in the USA

A. I'm not sure what "green zone" means exactly, but the fence surrounds the homes inside the enclave just like the wood fence surrounds the rest of the association, I'm sure that our neighbors inside the enclave bought their home thinking that the fence was going to stay where it is, so I doubt removing the fence is an option, and I believe the purpose of the fence is for privacy and not much as a sound barrier. There were some ideas that came up during the meeting like changing the type of fence. We'll be exploring those ideas.

8. new management group, what are you going to do to cut inflated expenses that appear in old budget; by saving us money you increase our reserve to put in new fence sooner?

A. sorry to answer this question for the management company, PS Property is not responsible for the old budget. we do have a new budget that will allow us to save more money in our reserve account

9. can we consider a speed bump at the end of sundrop? cars speed around the curve to/from the park/pool, and kids on bikes can't be seen.

A. I am not sure, but I think a speed bump would be something the city would have to do in conjunction with the transportation dept. We could check with the transportation dept and see what our options are there.

10. when pool season comes, will there be weekend check-ups for pool ground conditions? (stop toilets, etc...)?

A. I don't believe there are weekend checks on the pool area. I believe the pool service comes by on Friday and then again on Monday.

11. will there be a weekend contact # to report such?

A. I believe that any situation that occurs in the evening hours or on weekends should be reported to the after hours number for PS Property Management. Their phone is answered 24/7.

12. can we have better notice when they resurface the streets again? times and streets affected by routes in our neighborhood.

A. Those notices actually come from the City, we will try our best to let everyone know but we can only give information we have. But, we are all able to contact the city for any information we need. A good place to start is the office of Tom Ward, Director of Public Works, if you want more information.

13. can the physical address of PS properties be posted either or both on the RRR web site and the PS Prop website?

A. This is something that PS Property should answer, we will make a request and either post it in our web site or inform everyone what the answer is.

14. Please list all payment options, check credit card, dates and destination details

A. All assessments are due the first of the month. it will be considered late after the 10th of the month. You can send a coupon with a check to the address on the coupon, you can set up an automated draft with cabanc, you can pay with your MasterCard, AMEX, or Discover credit cards at cabanc.com but there is a $5.00 convinience change to use that service, you can set up bill pay through your bank, you can take your assessment directly to PS Property.
